Garrison French Country Home
A 13,000 square foot gut renovation of two historic structures. One a carriage barn of 5000 square feet and the other a Normandy Chateau. This project was done over the course of two and a half years and involved extensive structural repairs along with historic restoration work. The site work was extensive involving over 5 acres of underground infrastructure.
The entire interior of the main stone house was demolished. New mechanical, plumbing, electrical systems, floors and finishes throughout. The chimneys were rebuilt, and the slate roof repaired. New windows and door throughout. A radius addition was installed at the kitchen with a copper roof. The designer for both the interior and exterior landscape was Friedrike Merck. This was a top to bottom renovation. All the heating and cooling is supplied by heat pumps for efficiency and a lower carbon footprint. The buildings were air sealed and insulated using mineral wool and rigid foam.
The barn was supported with a new steel truss system and new roof. The interior was converted from agricultural to living space with four bedrooms, five bathrooms and a common area with kitchen. This was also a full demolition with new mechanical, electrical and plumbing. The new wood floors were 18” wide fir single pieces at 46’ length. An outdoor dining area with pergola was constructed.
The billiard house was restored and a small gardeners shed was incorporated into the structure. The roof was replaced, and the chimney restored. A new swimming pool was constructed with a native bluestone terrace. For the landscape a series of subterranean rainwater collections tanks totaling 5000 gallons were installed to capture the roof drains. A new underground 400-amp service was installed from Route 9 to the residence. Ten acres of the site were deer fenced with metal mesh. Three new wells were installed.
